The Contracts Manager is a senior operational role within construction, responsible for overseeing a portfolio of projects simultaneously and managing the Site Managers and Project Managers within that portfolio. What the role involves

  • Managing a portfolio of contracts from award to final account, maintaining programme and margin across all schemes, typically ranging from three to ten concurrent contracts depending on scheme scale
  • Overseeing site management teams, providing direction and support to Project Managers and Site Managers, including conducting regular formal progress reviews on each scheme in the portfolio
  • Reviewing and managing contract risk across the portfolio, including commercial exposure, programme float, and subcontract performance, and escalating risk to directors where the commercial position requires it
  • Liaising with clients, designers, and subcontractors at a senior level, maintaining relationships through project delivery
  • Identifying and managing commercial risks and opportunities, including variations and claims
  • Mentoring and developing Project Managers and Site Managers within the team

Who employers are looking for

Candidates for Contracts Manager positions are typically experienced Project Managers who have demonstrated the ability to manage multiple projects and lead site management teams. A degree or HNC/HND in Construction Management or a related discipline is expected, along with SMSTS and a strong working knowledge of both JCT and NEC contracts. MCIOB or MRICS membership is relevant depending on whether the candidate's background is operations or commercial led.

This is a senior operational appointment and employers will look for evidence of portfolio management, not just single-project experience. Commercial awareness is critical: Contracts Managers are expected to review CVRs, understand margin exposure, and manage subcontract risk without constant support from the commercial team. At senior level, the expectation extends to input on tender strategy, business development support, and active contribution to managing and growing the business unit.

Within main contracting, the distinction between a Contracts Manager at a tier 1 business and a tier 2 regional contractor is significant. Tier 1 Contracts Managers are expected to manage larger scheme values, more complex supply chains, and more formal governance processes. Regional contractors place more weight on hands-on problem-solving and client relationship management. Social housing and planned maintenance contractors look specifically for candidates with experience managing term contracts, where KPI performance and volume throughput matter as much as individual scheme delivery. The construction market's chronic shortage of experienced Contracts Managers at this level, particularly those with NEC3 and NEC4 options experience, means well-qualified candidates typically receive competing offers within two to three weeks of entering the market.
