Commercial Manager Recruitment

The Commercial Manager leads the commercial function on a major construction project or across a business unit, managing a team of quantity surveyors and taking overall responsibility for procurement through to final account. This is a senior appointment within main contracting and specialist contracting, requiring MRICS chartership, proven people management experience, and deep NEC and JCT contract knowledge. We recruit Commercial Managers for tier 1 and tier 2 contractors, infrastructure programme managers, and specialist subcontractors across the UK. Entry-level salaries start at £55,000 and experienced Commercial Managers on large infrastructure programmes regularly exceed £110,000.

What the role involves

  • Leading the commercial team on a major project or across a business unit, setting standards and managing QS performance, including conducting regular commercial reviews on each project and supporting APC candidates toward chartership
  • Managing the full commercial process from subcontract procurement through to final account, overseeing all QS activity and taking direct accountability for the accuracy of monthly CVRs and cost forecasts reported to the board
  • Identifying and managing commercial risk across the portfolio, including contract claims, disputes, and commercial exposure, and coordinating with legal and senior management where formal dispute resolution is required
  • Reviewing and approving subcontract orders, variations, interim valuations, and payment certificates
  • Preparing and presenting commercial reports, CVRs, and cost forecasts to senior management and the board
  • Mentoring and developing quantity surveyors within the team, supporting APC candidates toward MRICS chartership

Who employers are looking for

MRICS is an essential qualification for Commercial Manager appointments at the majority of main contractors and infrastructure businesses. Candidates without chartership are occasionally considered if their contract claim and dispute experience is exceptional, but MRICS is the standard expectation and significantly affects both hiring and compensation. Deep NEC and JCT contract knowledge is fundamental, particularly in relation to compensation events, early warning notices, and claims management. People management experience leading QS teams is a requirement, not a preference.

Commercial Managers who have worked on both contractor and consultancy sides bring a broader commercial perspective and tend to perform better in complex disputes. Infrastructure Commercial Managers, particularly those with AMP water, NEC3/4 highways framework, or energy programme experience, command significant premiums. Commercial Directors at tier 1 contractors earn £100,000 - £140,000 and above. London and major programme roles consistently earn above national rates. Strong commercial negotiation skills and the ability to maintain client relationships through commercial challenge are critical differentiators at this level.

At interview, employers consistently probe three areas: how the candidate has recovered a project where the commercial position deteriorated mid-contract; how they have managed the development of junior QS staff including supporting APC candidates; and how they have maintained client commercial relationships while pursuing legitimate contract entitlements. Commercial Managers who can navigate the tension between protecting the business commercially and maintaining the client relationship are genuinely rare. Those with direct experience of adjudication, expert determination, or formal dispute resolution are preferred by contractors with active claims portfolios. The number of MRICS-chartered Commercial Managers willing to relocate for the right opportunity has decreased in recent years, making regional market knowledge and local networks a genuine advantage for employers outside London.

Commercial Directors at tier 1 contractors earn £100,000 - £140,000 and above. Infrastructure commercial managers consistently earn above building sector equivalents. London adds 15 - 25%. Car allowance and significant bonus are standard at this level.
