Building Services Engineer Recruitment

Building Services Engineers design and coordinate the mechanical and electrical systems embedded within construction projects: HVAC, plumbing, drainage, electrical distribution, lighting, fire safety, and building management systems. This is a construction-phase design and coordination role, distinct from the property services HVAC Engineer who focuses on ongoing maintenance and facilities management. Demand for Building Services Engineers is particularly strong in healthcare, data centres, and residential developments adopting low-carbon M&E systems. We recruit Building Services Engineers for design consultancies and main contractors across the UK, with salaries from £28,000 at graduate level through to £70,000 and beyond for chartered CIBSE engineers.

What the role involves

  • Designing HVAC, plumbing, drainage, and electrical distribution systems for buildings across a range of sectors and scales, producing load calculations, equipment schedules, and performance specifications that form the basis of subcontractor procurement
  • Producing M&E drawings, specifications, and room data sheets to inform subcontractor procurement and installation, ensuring design output is sufficiently detailed and coordinated to support competitive tendering
  • Coordinating with structural and architectural design to identify and resolve clashes before construction, using federated BIM models and formal clash detection processes to minimise on-site conflicts
  • Conducting heat loss and heat gain calculations and energy modelling using IES VE or Hevacomp
  • Managing M&E subcontractor design packages on design and build projects, reviewing and approving subcontractor drawings
  • Ensuring designs comply with Building Regulations Parts L, F, and J, and meeting BREEAM or LEED targets where specified

Who employers are looking for

A BEng in Building Services Engineering, Mechanical Engineering, or Electrical Engineering is the standard academic entry point. CIBSE membership and progression toward Chartered Engineer (CEng) status via CIBSE is the recognised career path for Building Services Engineers, adding 10 - 15% to base pay on chartership. Design software competence is expected early: IES VE and Hevacomp for thermal and energy modelling, AutoCAD MEP or Revit MEP for detailed design, and Navisworks for clash detection are the most commonly required tools.

Part L compliance and low-carbon systems experience is increasingly essential across all sectors, not just residential. Heat pump systems, MVHR, low-temperature hot water networks, and photovoltaic integration are now standard considerations on most new build projects. BREEAM and LEED assessor knowledge adds value at senior level. Data centre and critical environment M&E engineers earn a significant premium above standard commercial project rates, reflecting the complexity and consequence of error in power and cooling system design.

The split between mechanical and electrical specialisms is more rigid in building services than in many areas of engineering, and most employers are clear about which discipline they need. Mechanical engineers with strong HVAC and plumbing design backgrounds are the largest group in demand. Electrical engineers with experience in LV distribution, emergency lighting, and fire alarm system design are the second largest group. Senior engineers who can confidently bridge both disciplines and manage the coordination between them are rare and command a premium. Contractors hiring building services engineers for design and build roles place significant weight on candidates who understand subcontractor design review, CDP obligations, and the practical installation implications of design decisions. The net zero carbon agenda is creating sustained demand for engineers with demonstrated experience in low-carbon system design and Part L compliance across the UK.

Salary benchmarks

Graduate / entry-level £28,000 - £34,000
Mid-career (3 - 8 years) £36,000 - £52,000
Senior / management £52,000 - £70,000+

Data centre and critical environment M&E engineers earn a significant premium over standard commercial project equivalents. Chartered CIBSE engineers (CEng) earn 10 - 15% above unchartered equivalents at comparable levels. London adds 15 - 20% above national averages. Contract building services engineers earn £350 - £600 per day.

Industries that hire Building Services Engineers

  • Commercial construction: office, retail, and mixed-use M&E design where energy efficiency and occupant comfort are primary drivers, and where engineers must balance BREEAM targets with client budget constraints and contractor buildability requirements
  • Healthcare: complex clinical environment M&E design requiring knowledge of HTMs (Health Technical Memoranda) and sterile environment requirements, where infection control, ventilation rates, and medical gas distribution add significant technical complexity to the design process
  • Data centres: critical power and cooling system design where uptime requirements demand precise engineering and redundancy planning
  • Education: M&E design for schools, colleges, and universities, typically under framework agreements with local authorities
  • Residential: MVHR, heat pumps, and low-carbon M&E systems in new build and retrofit residential developments

Related roles

  • Design Manager: manages the overall design programme, coordinating the Building Services Engineer's outputs with other disciplines
  • Construction Project Manager: relies on the Building Services Engineer for M&E design information to drive construction programme
  • Civil Engineer: works alongside the Building Services Engineer, coordinating structural and civil elements with M&E system routes
  • M&E Coordinator: manages M&E subcontractor installation coordination on site, working from the Building Services Engineer's design
